PROPERTY VALUATIONS
As Chartered Surveyors we are recognised by Government bodies, Local Authorities, the Courts, the Inland Revenue and Customs and Excise for the purposes of valuations of property.

Unfortunately, this is not as common a practice as it should be. The valuations we carry out include:
- Probate
- Inheritance Tax
- Capital Gains Tax
- Joint Ownership
- Expert Witness
- Joint Expert Witness

AGENCY - SALES & LETTINGS
PJSA prides itself on being able to take on those properties that other agents find difficult to deal with. Being very experienced in agricultural and rural properties, with an emphasis on commercial activities, mixed with residential use, we can give you the benefit of sound professional advice for the purposes of marketing your property and getting the best possible results. We have an extensive database, which includes potential buyers that may not be on the average database.
We offer a number of ways to sell your property:
- Private Negotiation
- Public Auction
- Formal Tender
- Informal Tender
- Private Treaty
When necessary, we can work with the big national companies, which gives the client the benefit of our individual professional advice, which may not always be available from an agency department of an estate agency firm.

PLANNING & DEVELOPMENT
Over the last 25 years, PJSA has developed very strong expertise in planning work and representation.
We specialise in Green Belt and rural development, with a good rapport with Local Planning Authorities.
We are also able to represent client on:
- Stop Notices
- Enforcement Notices
- Planning Contravention Notices
- Requisitions for Information
- Section 215 Notices
Applications are usually accompanied by Design & Access Statements, and we act for other Planning Consultants to provide Design & Access Statements.
We have extensive knowledge and experience of agricultural planning work, which is to a great extent, unique.

STRATEGIC PLANNING
For those clients who have tracts of land in the Green Belt, or in the open countryside, there is always a need for forward planning. Whilst there is no magic wand that we can wave, we can ensure that your land is placed in the right position and has the right representations, to maximise its chances for the future. This is highly technical work, it is long term and it can be expensive. We can also advise on option agreements with developers.

RURAL CONSULTANCY
This is a very wide ranging subject, which involves expertise in agriculture, rural activities and the understanding of the ownership of rural or agricultural land. This is the crux of all the services we offer and something that only extensive experience can achieve.
Farm and Estate Management, together with an indication of tax implications, are some of our strengths. We are not tax or financial advisors, but our experience does allow us to identify when and how you should approach the relevant advisors. Often disasters have been averted, or opportunities identified when we have looked at properties on behalf of our clients.

COMMERCIAL PROPERTY SERVICES
Over our many years of experience, we have seen dramatic changes in the rural economy and the use of abandoned buildings.
We have become expert in the whole process of the necessary but sensitive change of use, starting with agricultural buildings, advising on works to convert, obtaining planning permission, marketing the letting of the building, negotiating with the proposed tenant, and even drawing up and completing the lease.
This "One Stop Shop" gives us enormous strength, allowing for continuity, efficiency and considerable savings, which would otherwise be complicated by various different firms being involved.
Other commercial services include:
- Schedule of Conditions
- Dilapidations Surveys
- Full Structural Surveys
- Planning Advice
- Rental Valuation Advice
- Rent Review Negotiations & Procedures
- End of Lease or Tenancy Matters
- Commercial Letting Management
- Rating Advice & Representation
- Tax Valuations
- Negotiations with the Valuation Office
